This is a professional service contract, where the Owner holds the contracts, and we are hired by the Owner to provide budgetary estimating, constructability review of the contract documents, on-site inspection of the work, management of RFIs, Change Orders, and contract close out.
CONSTRUCTION MANAGER - AT RISK
In this contract format, Beebe holds the contracts. We work with the Architect to ensure the Owner’s budgetary constraints are adhered to in the design, and often provide a Guaranteed Maximum Price for the work. We solicit competitive bids for the work trades – site work, masonry, structural steel, etc., and we manage the work throughout the construction of the project.
Using this contract format, we provide a “turnkey” project delivery for the Owner. The Architect is contracted directly with Beebe. We work closely with the Owner to provide the desired design and function for the facility.
This is a traditional “lump sum” bid contract.
We directly employ Laborers, Carpenters, and
Masons, and typically self perform demolition,
and mill work installation.
